How deep are the canals in Cape Coral?

The canals in Cape Coral are part of the storm water management system and are periodically dredged to maintain a depth of 8 ft. at mean tide.


What is the difference between “gulf access” and “direct access”?

Gulf access properties are those that require passing underneath of one or more bridges en route to open water. Direct access (often referred to as “sailboat access”) properties are those that have no bridges or obstructions to open water.


What size lot is required for building?

Lots in Cape Coral are platted in 40 x 125 parcels. Two parcels are required for building (min. 10,000 sf) therefore a buildable lot in Cape Coral measures 80 x 125 and consists of two parcels.


Is there a time limit for building on vacant land?

When purchasing vacant land, you are not required to build within a specified time period. Vacant lots are mowed by the city 8 times per year and the fee for this is included in the annual tax bill.


Are all properties in Cape Coral on city water and sewer?

Most properties in Cape Coral are not on city services. Utility expansion project is underway now in SW Cape Coral. When utilities are added to a property, the property is assessed approximately $12,000 (less if in a betterment area). This amount may be financed through the city for up to 18 years and will be added to the annual tax bill. Impact fees and hook-up fees of approximately $7000 must be paid at time of installation. Property owners are given 90 day notice of utility hook-up requirements.


Where can I keep my boat if I do not live on the water?

There is boat dockage available at the Cape Coral Yacht Club, Tarpon Point Marina and Cape Harbour Marina. Boat storage is also available at Cape Harbour in the Boathouse.


Where can I swim, golf and play tennis?

The Cape Coral Yacht Club provides swimming and tennis facilities. Area golf courses include the Golf Club, Palmetto Pines, Coral Oaks, Royal Tee, El Rio, Executive and Lochmoor Country Clubs.


What annual events can I look forward to?

The annual "Red, White and Boom" celebration of the Fourth of July is one of the biggest Cape Coral events; other ongoing events include the Christmas Boat Parade, the cardboard boat races, art festivals, jazz festivals and block parties.


What types of wildlife can I expect to encounter?

Cape Coral is home to alligators, burrowing owls, osprey, eagles, gopher tortoises, manatees, bottle-nose dolphins and many other species of birds and mammals, some of which are protected.


What type of fishing is available in the area?

The 400 miles of freshwater canals in Cape Coral provide habitat for bass and other types of freshwater fish are plentiful. The saltwater canals access areas where reef fishing, flats fishing and deep-water species are available. Tarpon, snapper, redfish, trout and snook are popular as well as grouper, Spanish mackeral and shark.
